The land has historically been used for grazing, and is ideal for raising cattle in early spring. The terrain is made up of native range grasses and brush, and its 585 acres have fencing along the perimeter fenced with a combination of wood and steel posts.

The topography consists of rolling hills and multiple drainages flowing into a seasonal reservoir used for stock water in early spring.
